Atlanta - June 13-26 -2019

From our original proposal which began with an ad placed on Craigslist in late April of  2019, we attracted a few participants. We then changed our focus from a storage business to a service oriented business and began looking for a partner that would work from the Timmons Circle property. 

We found our first prospect for the Timmons Circle and I made a trip to Atlanta  (May 24-26) to conclude an agreement only to find out that what I had been told was not true. This first attempt was a waisted effort and trip.

We returned to Georgia, payed back property taxes. and met with two more prospects for the Timmons Cir Property, from an add we had placed an ad on Craigslist, this time about building a B&B. 

1. Robert Sturgis, came two hours late for his appointment. We learned he had a suspended drivers license and a pregnant girlfriend, who also had no license. Although he seemed fairly eager to get in on the Timmons Property, we explained that it would be difficult to live in this house without him or his girl having a drivers license. 

2. Next is Matthew Sims and his mother who spent two hours trying to find the property but never found it.

These two prospects having failed, I quickly placed another ad for a partner in the building trade business,  we had many calls

We answered all the calles in the same way via text with these three messages. We accepted the second responder on Thursday.  

Jace Denman (painter) was the first first call after we placed the second ad. He and his friend came by and looked at the property. They seemed very eager to work on the property. Jace asked us over to his friends house where he was painting in exchange for a place to live,  in order to talk abut the lease and business partnership. Our meeting was cut short  by the arrival of his girl friend and we left when his girlfriend arrived.  He said he could only pay one months rent on Friday, he did not have the anility to pay last months rent.

Next was Joshua Jewell who came with Antony Hearns and (Tara) to see the property, I clearly told them this was a partnership not a repair or rental, I said, "I don't care if the house gets fixed I care about the business" .  Joshua called and I sent him a copy of what the lease may look like. I explained that as long as you meet the partnership requirements you can have a lease as long s you like. They were to come the next day to sign the lease.  Instead having told me he would bring drinking water for us and did not, when they arrived I then ran to the store to get us some water. In the short while it took me to go to the store, he and his coworkers took out the electrical panel without my permission and cut several large azaleas in the front. When I returned I complained about what they had done and wanted a lease agreement prior any more done.  They took me for a ride where they expressed they would not pay rent as was stipulated in the lease I had sent to them, the wanted me to give them money for the work the had done without approval. Finally they gave me $500 and left and said that they would come back the next day to sign lease . They never came back the next day.

A day later, (June 22) Antony, a co worker of Joshua texted us saying that he was on his way, but lost. He explained to us that Joshua was in Jail . Antony Hearns) came by with 3 of his friends, two new ones and again checked out the property.  We talked about the partnership and wrote a temporary hand written agreement until we could iron out the details.

We decided to stay an extra day in order to straighten up the place and left around 6:00 PM on  Sunday, June 23 and stayed in a hotel in Commerce, Ga. We Locked up the containers and boarded and locked the upstairs, also left a key for the gate for (Antony Hearns) so that he could continue work on the house.

It turned out that Antony and company had "meth issues",  broke into areas of the house that had been sealed off, and force us to return to Georgia to make a police report and seal up the property. 

All in all this was a bad idea, The quality of the partner we have will be of upmost importance.
